Service Overview
There are a lot of factors that play into your organization’s decision to buy, sell or refinance property. During the process, you’ll seek reassurance that you won’t be putting your investment at risk with current or future liabilities. Smith-Emery has served the private and public sector in helping guarantee people are working and living in safe environments since the 1970s.
To begin assessing a property for risk from toxic contaminants, we perform a Phase I Environmental Site Assessment (ESA Phase I), during which we gather sufficient information to develop an independent, professional opinion about the environmental condition of the property and identify actual or potential environmental contamination. Findings of recognized environmental conditions and data gaps noted in the Phase I are typically further evaluated during a Phase II ESA to verify or clarify the nature and extent of environmental risk. Phase II assessments dive into surficial and sub-surficial soil analysis, groundwater analysis, well installation monitoring, or indoor air sampling, mold sampling, asbestos sampling, and/or lead sampling.
